After a last-minute cancellation with a different host, stumbling across 74 By The Sea (BTS) turned out to be the perfect - and even better alternative for my friends weekend trip! Tim and Hayley were super accommodating with our last-minute request and all our questions. Upon arrival, Hayley took the time to walk us through everything we needed to know. 74 BTS is a beautiful and spotless accommodation. If you’re a little OCD like me and my friends, you’ll have no issues feeling right at home. The house is beautifully presented and well-equipped for a family set-up. Thank you, Tim and Hayley, for being such great hosts and sharing your wonderful home - a second trip is 100% on the cards!

Beautiful home! The communal spaces were perfect for socialising with all 11 of us spending most of our time around the dining table. The bedrooms were all large and comfortable. Jo was really easy to deal with, very friendly and helpful in all of our communication.

Roni and Martin were wonderful and friendly hosts. They spent time telling us about the history of the estate and let us wander in their fantastic garden. The house was perfect for a relaxing getaway with friends. It has everything you need to stay in but also great things to do nearby. Comfy beds and sofas and wonderful shower. We had an amazing time and are looking for a date we can all come back!

What a beautiful house - even better than the pictures. Everything was perfect for our girls weekend away. We had a bedroom each which was a luxury. Tracy met us at the property to let us in but left us to our own devices. She’d been very responsive so know that we would have been able to contact her if we’d needed to, but everything was as described so we had no issues whatsoever. We enjoyed the fires in both the lounge and dining room which had been set up by Mark and Tracy in advance. Comfy beds, lovely neutral uncluttered spaces. All in all just a fab place. 15 min walk into the heart of St Leonard’s which has some great shops and restaurants.

We had a fantastic weekend. Lovely welcome basket which was a nice touch. In a great position and a short walk from the centre. Would definitely recommend and would definitely stay again. Thank you Steve and Diane!

What. A. Gem.! Unbelievable location. Unbelievable house! Quiet and convenient, yet right on the beachfront and in the middle of town. With very convenient private parking.

Absolutely loved my stay here! It was quiet, peaceful, and filled with beautiful natural light from the big windows—perfect for a cozy nap. The highlight for me was the incredible bathroom—the shower and deep, spacious tub were just what I needed to unwind after long workdays. The space was roomy enough to work comfortably, yet still felt like a true retreat. Would definitely love to stay again!

Really spacious apartment midway between Hastings old town and St Leonard’s. With some interesting magazines, posters and pictures and the comfiest bed ever. Madelaine and her husband were there to greet us and the basics were all sorted (coffee, toilet paper and washing up liquid). We had a fab weekend.

Jo was a fantastic host with a beautiful home! We had a really lovely stay and we'll definitely be back when we're down this way again :)

This is our third year staying and it just feels like home from home for us now. It’s a beautiful flat in an amazing location. We had an issue (completely our own embarrassing fault) and Caroline was amazing responding super fast to help us get sorted. Looking forward to booking again!

Fantastic girls weekend at a superb location. We stayed in the basement flat which was large, beautifully decorated, and perfect for our stay. Love that we could have brought the dogs (good to know for next time). Food recommendations were spot on, and location couldn’t have been closer to the beach. Host was commutative, and responsive, and our welcome pack was such a wonderful added extra. We’re currently discussing now amongst ourselves when our next stay will be!

Dans place was easy to access and within a 10 minute walk of the beach and New Town. We found a lovely Italian La Cucini within 5 mins walk away well worth booking. The Old Town was around a 20 mins walk away always worth a visit. Dans place was very clean and tidy with lots of nice touches food in the freezer, milk, tea etc which we were welcome to use. What was most impressive was Dans availability when we had an issue. We were in Hastings to run a half marathon that was cancelled and Dan was not only on hand to help us with regard to alternative arrangements but extremely flexible regarding our stay. His instant responses to my text messages was well above anything I have yet to experience and I couldn’t recommend him more. It was a weekend of adventure and we will be back. Thanks Dan

what can I say!! open the door to be met by a lovely fresh clean smell and a well stocked and thoughtful hamper, fresh fruit bowl and loaf of bread on the table. Big tell in the lounge area. tv in other rooms, all with Internet. Fresh milk in the fridge. The host definitely has put a lot of thought in to this place. All the kitchen utensils you could shake a stick at. Rebecca was very responsive to a couple of questions I had which was great. all beds were extremely comfy. Best caravan we've stayed in by far. Can't wait to return.

Wonderful stay. We got engaged on this trip and the tranquil space of this Airbnb just added to the magic. Light and airy but also homely and warm. The bed was super comfy and everything was clean. Would stay again.

Lovely stay at Paul’s Airbnb. He was in touch with us quickly after the booking was made. Clear and concise instructions on how to find the place. Easy to find street parking close to the property. Have us a good and helpful induction to the property and also made some good food recommendations! Property itself was lovely and clean and really well located!

We were a group of three and had the pleasure of staying in Andrea's lovely flat. It's modernly furnished and really spacious. Everything was spotless and tidy, and we all felt right at home. The kitchen is fully kitted out with all the modern appliances. The dining table could maybe be a little bit bigger, but that's just a suggestion. The terrace is a very nice size, perfect for relaxing or dining al fresco. We were sad not to have time to enjoy it, as we were out all the time on the lovely sunny days. Luckily, Andrea kindly provided us with a parking space just around the corner, which was super convenient. The flat is in a great spot in Sidcup, with bus stops right outside. Cafés, restaurants and supermarkets are also all within walking distance. It's also really close to the train station - only 5 minutes by car - and you can be in London by train in 20 minutes. We're already planning our next stay in one of Andrea's lovely flats!

Lovely apartment, wonderful sea views, very comfortable and peaceful. Would definitely return.
