After a last-minute cancellation with a different host, stumbling across 74 By The Sea (BTS) turned out to be the perfect - and even better alternative for my friends weekend trip! Tim and Hayley were super accommodating with our last-minute request and all our questions. Upon arrival, Hayley took the time to walk us through everything we needed to know. 74 BTS is a beautiful and spotless accommodation. If you’re a little OCD like me and my friends, you’ll have no issues feeling right at home. The house is beautifully presented and well-equipped for a family set-up. Thank you, Tim and Hayley, for being such great hosts and sharing your wonderful home - a second trip is 100% on the cards!

Beautiful accommodation in lovely grounds with everything you need to host a group celebration. The decor is fabulous!

Beautiful home! The communal spaces were perfect for socialising with all 11 of us spending most of our time around the dining table. The bedrooms were all large and comfortable. Jo was really easy to deal with, very friendly and helpful in all of our communication.

Deanna was a wonderful host, so friendly, helpful, responsive and accommodating - absolute pleasure to interact with. The house was terrific, in fact the description didn’t do it justice - fabulous. Perfect for a large group of people with everything you need. Clean, cosy and felt like home from home. My friends and I had a fantastic weekend. Would definitely recommend and go back.

This house is wonderful. We have stayed in many places in Rye and this is one of the best. Its location is perfect very close to the centre of Rye with all the restaurants on your doorstep. The house itself is great, beds are really comfy, the showers / bathrooms lovely with loads of hot water and the whole house has a very homely feel. It is also directly opposite a playground and park which is perfect for the kids. The hosts also left us a basket of treats when we arrived. Very kind indeed. We had a great stay! Thanks for having us!

James was a great host;- very proactive, responsive and thoughtful, yet unobtrusive. The house is spacious in a good quiet location and very clean. We stayed with our two young children so appreciated the stairgates, high chair, travel cot and enclosed garden. The beds were super comfortable and we all got a great nights sleep!

We thoroughly enjoyed our stay. The house worked really well for our group of 8. It offered plenty of space and had lots to keep all ages entertained. The pool table was a big hit and being able to walk out of the back garden straight on to the beach was great. The instructions for access were easy to follow and the host responded to a couple of questions we asked during our stay.

What. A. Gem.! Unbelievable location. Unbelievable house! Quiet and convenient, yet right on the beachfront and in the middle of town. With very convenient private parking.

Great little place with the star feature being the hot tub!! Was such a good space to unwind. Hosts were very communicative and would absolutely stay again:)

We never got tired of the magical private entrance onto the beach - I kept thinking of Dorothy first stepping into Oz! The location really is unbeatable. The flat itself is exactly as described: clean, comfortable and extremely well equipped. Chris was always responsive and happy to try to accommodate any requests from us. A great experience overall.

Perfect spot for two couples for our one night stay to go to a gig at Dreamland. Trish was helpful and great communication. The view from the lounge of the sea was amazing. Well equipped, clean and comfortable. Can't wait until they restore the winter gardens! Swam in Walpole Tidal lido...I do wish they would restore all of the prom; it has huge potential.

The flat was lovely, just what we were looking for out of our long weekend in Margate. Having coffee on the balcony in the sun was a particular highlight! Lisa was a great hostess, with clear instructions, attentive to our needs, and leaving little treats around the place. I look forward to staying again in the future.

Wonderful Xmas getaway in a lovely clean apartment with an amazing large balcony to enjoy the stunning sea views. All the facilities you could require for a break are provided and even a proper hairdryer not a mini excuse of one! Easy access to a number of lovely walks to Broadstairs, Botany Bay and Margate made this a very memorable trip. Wendy is very attentive and recommended a great selection of local restaurants and cafes. Perfect location, property and host.

We had a fantastic 2 night stay at Mark's apartment. The views are just incredible, amazing spot to watch the sunset! Location perfect, would 100% stay again, hopefully next time it will be a bit warmer and we can take advantage of the fabulous terrace! Mark was a really great host, we spoke on arrival and he always responded quickly. Can't recommend this apartment enough! Its perfect 🫶

Great location - close to the sea. And really spacious, lovely place to stay. Walkable into Folkestone centre and along the coast to other places. Lovely stay, would highly recommend!

We really loved the apartment. The facilities in the kitchen were excellent and there was a generous supply of tea and coffee pods. The view of the sea was super and the promenade was right on the doorstep. We did find access to the front of the property a little difficult due to the lack of a handrail and the height of the individual steps. We had two members of our party with limited mobility, who really struggled. Angela was able to arrange for us to use the rear access which did have a handrail. Perhaps a note about this should be added to the description. However we would visit again as we loved the area and the apartment.

Lovely first floor flat with a sea view. Tastefully decorated and furnished with a well equipped kitchen and dining facilities and comfortable sitting room. Very convenient location for the harbour and the town in general. We stayed for 3 nights and it was ideal.

Lovely property & beautifully presented. A real pleasure to spend the weekend there. Everything ran smoothly with Nic from booking to checking out. Great location if you want to be away from the hustle & bustle but easy access to the more touristy places. Great walks directly from the property along the coast in each direction. Would definitely recommend for a relaxing, boutique-style stay 😊

What an absolute gem of a place. Hands down the nicest Airbnb I’ve ever stayed in, beautifully styled (we all had home decor envy). Cannot recommend enough. Super comfortable, it has absolutely everything you need and more. Fantastic location. I hope we’ll be back…it’s too good not to be.

A very nice apartment over two floors, everything was spotless and had a feeling of space. Beds were comfortable and bed linen was good quality. The bathroom was very clean and looked brand new. Karim answered a few queries i had quickly, and we felt very welcome.

Lovely flat with great views. Very clean. Good kitchen and bathroom facilities. The lovely hosts let us have a later checkout so we could leave our bags in the flat whilst we had a morning sauna and brunch. Would definitely stay again.

This was such a special place to conclude our 3 wk honeymoon UK/Ireland venture.✨️ The soothing calm of the waves & such a peaceful abode, overall..absolutely heavenly. 💟🌊☮️ Kirsty was helpful to recommend restaurants upon request & also offered us an early 'check in' if we wished. We were actually even more grateful to have an additional hour at 'check out' to enjoy a beautiful walk along the ⛱️ beach within steps of our stay (we even bumped into a Brit celebrity there who chatted with us!🤩). The historic Ramsgate Tunnels tour is highly recommended & again, steps away.🙌 The epic Cliffs of Dover is about a 25 min drive which was convenient as well. What an absolute gorgeous hike especially getting to the beach, too! 🥰 The lil bakery called Staple, I believe was THE best bfast ever- enjoy some veggie croissant goodness- as you walk through the scenic port of Ramsgate, too.
