After a last-minute cancellation with a different host, stumbling across 74 By The Sea (BTS) turned out to be the perfect - and even better alternative for my friends weekend trip! Tim and Hayley were super accommodating with our last-minute request and all our questions. Upon arrival, Hayley took the time to walk us through everything we needed to know. 74 BTS is a beautiful and spotless accommodation. If you’re a little OCD like me and my friends, you’ll have no issues feeling right at home. The house is beautifully presented and well-equipped for a family set-up. Thank you, Tim and Hayley, for being such great hosts and sharing your wonderful home - a second trip is 100% on the cards!

We were a party of ten adults and one child staying at Martin’s home for the weekend. The property was superb, wonderfully decorated and fully equipped with everything we could possibly need. The gardens were beautiful. We were lucky to be blessed with fabulous weather and made the most of it. We were also lucky to be visiting during lambing season. Watching lambs being born was quite an experience. I would highly recommend this property and hope to revisit again one day

Great accommodation which suited the needs of our group. Jo was an excellent host, and very responsive to messages. The hot tub was a brilliant extra which we enjoyed on the first night and felt like a real treat. Thanks Jo!

Lovely property for a girls weekend in Rye. Comfortbale beds and had everything we needed. Less than 5 mins walk into Rye.

What a lovely property! The house has a high spec and everything you could need. The rooms were extremely comfortable and huge. The property also had a downstairs toilet and a lovely outside area. It is perfectly placed for the highstreet and local attractions. One neighbour was particularly warm and helpful too. Even though the property is near to the train station there was very little noise. Added touches were the digitial services (Netflix etc) as well as reliable wifi. James was a kind host and even left a bottle of prosecco in the fridge for us.

A group of 9 of us stayed at Leigh-Anne’s property. The location is great, and the views amazing. We were very lucky with the weather and enjoyed spending time in the garden. We also utilised the fire pit in the evening which was really enjoyable. The garden has access to the beach, and the views from the top are beautiful. We enjoyed using this to have a picnic on the beach just behind the property. The space is great for socialising and we thoroughly enjoyed our weekend away together. The property was clean, and had everything we needed. The layout of the bedrooms worked well as a mixed age group, so everyone had their own bed. Would recommend staying at the property. We all had a great time.

What. A. Gem.! Unbelievable location. Unbelievable house! Quiet and convenient, yet right on the beachfront and in the middle of town. With very convenient private parking.

Great little place with the star feature being the hot tub!! Was such a good space to unwind. Hosts were very communicative and would absolutely stay again:)

Fantastic visit! Great apartment! Brilliant Host! Everything was as described and my family and I had a fantastic weekend. The beach was right on our doorstep and we could not have asked for more. We will be back!

Highly recommended!! We had a lovely time in Margate. The flat is amazing and is in a good location. Easily accessible with only a few front steps to access the property. Very clean with everything you need and a nice sea view and garden as well. Plenty of restaurants and things to do are only a short walk away. The Guide Book was really helpful. Trish is a fantastic host and accomodated us with an early check in and was quick to respond to any queries. Overall, it's a great place to stay for a nice break in Margate. Will definitely come back.

The apartment was easy to find with Lisa's accurate instructions. Beautiful apartment with a view of the sea, and immaculately clean with secure gated parking too. Great location for walking along the seafront with plenty of restaurants and bars nearby. Lisa's communication was excellent throughout and she went out of her way to check everything was perfect for us. A lovely apartment for a relaxing weekend away. Highly recommended.

Wonderful Xmas getaway in a lovely clean apartment with an amazing large balcony to enjoy the stunning sea views. All the facilities you could require for a break are provided and even a proper hairdryer not a mini excuse of one! Easy access to a number of lovely walks to Broadstairs, Botany Bay and Margate made this a very memorable trip. Wendy is very attentive and recommended a great selection of local restaurants and cafes. Perfect location, property and host.

Great location - close to the sea. And really spacious, lovely place to stay. Walkable into Folkestone centre and along the coast to other places. Lovely stay, would highly recommend!

I had lovely stay again, it's my go to place for when I visit Southend. The view from the balcony is the best part about this stay, whether it's sunny or raining it's still nice to look out of :) They've redecorated the living room since I last visited which looks really nice, it gives it a modern feel :) I'd highly recommend this place if you're in the area

We really loved the apartment. The facilities in the kitchen were excellent and there was a generous supply of tea and coffee pods. The view of the sea was super and the promenade was right on the doorstep. We did find access to the front of the property a little difficult due to the lack of a handrail and the height of the individual steps. We had two members of our party with limited mobility, who really struggled. Angela was able to arrange for us to use the rear access which did have a handrail. Perhaps a note about this should be added to the description. However we would visit again as we loved the area and the apartment.

Thanks Nic, we really enjoyed staying at your place ‘The Coastal Soul’, and loved being so close to the beach. It was just as you described it, very clean and had everything we needed for a relaxing stay. The tips in your house guide were also very helpful, the location was perfect and we enjoyed the walk along the coast to Reculver fort. We would absolutely recommend it and will definitely be back. We had a fabulous weekend in this lovely apartment. Perfectly located a short walk from cafes and restaurants. Gorgeous views across the sea. Comfy beds and all round a relaxing stay away from the hustle and bustle. Great communication from David. Thank you.

What an absolute gem of a place. Hands down the nicest Airbnb I’ve ever stayed in, beautifully styled (we all had home decor envy). Cannot recommend enough. Super comfortable, it has absolutely everything you need and more. Fantastic location. I hope we’ll be back…it’s too good not to be.

A very nice apartment over two floors, everything was spotless and had a feeling of space. Beds were comfortable and bed linen was good quality. The bathroom was very clean and looked brand new. Karim answered a few queries i had quickly, and we felt very welcome.

I recommend highly to anyway who is staying in the Thanet area! Beautiful place tucked away! With the beach jsut a 2 minute walk away.

Kirsty was a great host and extremely accommodating in terms of our requests! The flat its self is in a fantastic location which has wonderful facilities and a parking space. The views from the balcony are stunning especially at sunrise!! We highly recommend and cannot wait to book again
