Lovely place to stay. Nice to have a phone call to confirm our booking. Lovely hosts. Food at the restaurant was amazing. Bit noisy at until 11:30-12 pm as the pub is still open and people were outside. Bedside tables were sticky from glasses from previous guests.

Only negative is that we couldn't stay for longer! We stayed in the Garden room for 1 night at the end of our trip to the Lakes but will definitely be returning when we're back in the area. Beautiful and quiet surroundings, perfect for our springer spaniel - the dog blankets were extra helpful to have! Thanks again 😊

When I arrived they were very busy but were welcoming and made me feel right at home. The decor was lovely and very comfortable.

Raphaela and Steve were very helpful and pleasant. They encouraged us to let them know when we needed something. The cottage has a great bathroom and well-appointed kitchen and is very comfortable. We enjoyed the farm-like atmosphere—it’s so peaceful yet so close to amenities. And the grazing cows standing in the road to town were easily nudged with minimal mooing. We loved it!

As soon as you walk in to this guest house you know it is run with love and real enthusiasms for the whole place. It is very homely, clean place, run by lovely owner. My room was very cozy and clean. Comfy bed and as a bonus little fridge in the room! I was visited in very hot weather and it was very welcome addition in the room. I think all accommodations should have little fridges in they room. Really handy. The guest house offer huge selection of fresh, home made cakes (the coconut and raspberry crumble is AMAZING!) also the home made jams, you can purchase and reception are lovely. Defo get at least one jar. Breakfast was lovely and exactly as I ask. Lovely, fresh, proper coffee set me off for the day in Lakes. Guest house is only few minutes drive from Hodbarrow Lighthouse. Do not miss it. Very lovely! I will be happy to visit anytime again. x

We had a lovely stay! The room was clean and just what we needed, the pub was a lovely country pub with good food!

Booked at the last minute fory birthday - everything in our room was perfect and ready for us to check in early despite booking late in the night before - clean and tidy/the location is absolutely perfect close to the lake and the shops and pubs ect. Richard was a great host throughout and we even got to see the badgers in their front garden!

Excellent lodging in a lovely pub with a great selection of food and beers etc. Quiet location a couple of miles from Appleby centre. Highly recommended.

Ruth & James could not have been more welcoming or friendly. The location of the accommodation is superb and less than two minutes walk from central Keswick. Good facilities, large room and comfortable bed. Happy to recommend.

Great communication from the start, all queries were answered very promptly. Property was lovely and clean, we only stayed for the one night but it was exactly what we needed, facilities available to cook a breakfast butty before check out... all good for 3 bad heads!! Highly recommend

Lovely comfortable room with fully equipped ensuite and tea and coffee facilities. Fantastic view of Latrigg from room 1. Basic dining room for breakfast and eating takeaway meals. Perhaps the standout feature of Ruth and James' place is the location though with everything Keswick has to offer being right on the doorstep: pubs, restaurants, cafes, shops, park and even the lake shore being no more than 5 minutes walk from the house. There is plenty of off street parking despite the central location which is a real bonus. Ruth and James are friendly and knowledgeable hosts. Highly recommend and will hopefully be back one day.

Everything was excellent. Beautiful location. Accommodation delightful, spotlessly clean, comfortable, and relaxing. A welcome tray, milk in the fridge, tea coffee. Books, games I could go on and on. Strongly recommend going. Walks in every direction from the village. The bakery is well worth a visit.

Wendy's place is beautiful - extremely comfortable and in a picturesque location. It is extremely clean and everything feels luxurious and high quality - she has thought of everything. When we arrived, we really appreciated the coffee, milk, butter, cava, and edible goodies that saved us having to shop for the first morning's breakfast. We were lucky enough to get good weather and I loved sitting outside in the little garden, with a pheasant for company at one stage. Wendy and Karl live right next door in the adjoining house, but are very discreet. They are a lovely, friendly couple who can't do enough for you. The cottage is close to a road, but it didn't bother us. We walked down to the beach the first evening and met a few friendly locals! Great experience. Would strongly recommend.

We absolutely loved our stay here for a family weekend with the kids. So homely and clean, with lovely views straight into the water. Great selection of children’s games and everything you could need during your stay. Would love to return in summer for the water sports! Kimberley was so helpful and responded quickly to any questions we had. Would definitely recommend!

We had a great stay at Box Tree Escapes! The lodge was a perfect base camp for the Yorkshire Three Peaks, with the starting point being only a 20 min drive away. After our mammoth hike, the hot tub was a real life dream. It was even companied with a spectacular view of the milky way at night! It would have been even better if the lodge had body wash to compliment the fantastic showers! We would definitely come again.

Good location to go up to scafell and hiking routes. Responsive host who kept in contact before and during the stay! Beautiful location and the suite was so handy for everything we needed and had all utensils etc! Would defo recommend this for a stay in the Lakes. Location wise had co op 2 mins away and local takeaway which was really nice! Thank you!
