I booked based on previous reviews and was not disappointed. The cottage is lovely and has everything you could need for a perfect stay. I was able to park directly outside the cottage with no concerns. Rutland Water is gorgeous and I really enjoyed walking round the reservoir. I also drove to Seaton and found a great view of the very impressive viaduct. I didn’t meet Marie or Ben but Marie was in contact throughout my visit to make sure I had everything I needed. I would not hesitate to recommend this lovely property.

Four adults and two kids under 10 had a great weekend away! The location is super convenient for the castle and anywhere else in Warwick, close to pubs and restaurants. The house has a great welcoming feel, the open plan kitchen dinner is a fantastic social space and big enough for everyone to get together. We loved the wood burner, but bring your own wood if you're staying for more than one night. Quiet off main road location, comfy beds and good quality bed linen afforded a good night sleep for everyone. As previous reviews have mentioned, the house is either very hot or very cold and the heating is difficult to adjust with no way to lower the temperature, but you can extend the time the heating is on. The wood burner was great on the chilly nights once the central heating goes off, so it wasn't a big problem for us.

We enjoyed two very comfortable nights in Samantha’s beautiful house. As soon as we entered it felt homely and inviting, with a welcome gift, informative notes about local culture and amenities. The house felt luxurious, decorated to high standard with interesting art and objet d’art all around the house. I slept in the master bedroom, the mattress was perfectly firm and very comfortable. The bathroom was clean and very well stocked with everything you might need (inc eye masks which were necessary for the first floor bedrooms). The kitchen was well equipped with everything we needed and stocked with fresh coffee and various teas. Samantha was quickly responsive throughout our stay and very friendly too. The perfect host! We enjoyed a day wandering around the town and local market. Visited the museum and went on the pedellos in park. Warwick was enchanting and if you’re thinking to visit, I would highly recommend booking this gorgeous house for your stay.

A lovely stay in The Art Studio. Victoria has really put thought into the decor with a special touch and identity. We loved the old wooden floors and beams. Bathroom has fantastic shower. Super comfy bed and felt right at home. Will certainly return 😀 Sam & Jess

We had a splendid time at Kristy’s place. It is very close to the main streets with lots of restaurants and all the main sights (including Warwick Castle) are within walking distance. The place is clean, spacious and tastefully designed. We feel right at home staying here! Kristy always responded to our emails quickly and was most accommodative of our requests. I won’t hesitate to recommend this place to any friends travelling to Warwick!

Lovely well renovated property, good location not far from Peak District national park. Extremely comfortable bed! Host was responsive and helpful. We really enjoyed our stay.

We have a wonderful 3 days enjoying our visit to Nottingham. David's house was just like home. I'm sure to come next time

We had a lovely time at Mark and Gail’s property. The house was perfect for us - two couples, old friends getting together to explore a new area. The house is perfectly positioned for walking out into Oakham, with plenty of shops, pubs and restaurants on hand. The front room was a perfect spot to relax at the end of a busy day, with very comfy seating for 4. The dining room was spacious and a great place for breakfast. The kitchen is a little snug, but is very well stocked and has all the pots, pans, crockery etc that we needed. The bathroom was lovely, with an enormous shower! Both bedrooms are spacious and the beds weee perhaps the most comfy beds we’ve ever slept in! Communication was very clear, with all the information we needed being shared in plenty of time. Access to the property was easy via the key safe and the house was very easy to find. Overall, we had a really lovely time at this beautiful house and would recommend it very highly. Thank you Mark and Gail - we’ll be back!
