this place is exactly how shown in pics , though it is around 1.5 KMs away from the beach area but little secluded so you get the peaceful vibe and standing in balcony greew view is amazing.

Blue Palm C-11 Villa is a charming and peaceful property, just a stone's throw away from the market, restaurants, and beaches, all within a 5-10 minute walk. The villa is clean and well-maintained, with a polite and helpful caretaker always ready to assist. We had four toddlers with us, so a fully functional kitchen was essential, and it felt just like home. The rooms were nice, and the spacious living room could easily accommodate 7-8 people for relaxing and chatting. We thoroughly enjoyed our stay and would highly recommend the C-11 Villa.

Wonderful stay. The caretaker Vidya was extremely sweet and helpful. Clean and tiny place with all the amenities.

We are a family of 9 and this villa was amazing from the size to the location, it had everything the cleaner was lovely and we had clean towels every day. There is a pool on site just one min away. We would recommend this villa to large families, beautiful scenic location, great air con in every room. Kitchen well equipped but we only just used the glasses as so many great restaurants in walking distance to eat.

This house was super comfortable, clean and well-equipped! Walking distance to the beach, several spas, restaurants and shopping. The caretaker, Mr. Pandey, was also very accessible and considerate of our needs. Definitely recommend!!

premises is big enough for children to bring their own football to play. Can find a trail from house only to the beach 5 min walking, will find only some fishermen and no crowd , it's nice to be there at the beach in morning. House is surrounded by coconut trees. people seeking for peace with no loud DJ'S will definitely like the place. Restaurant near by is Sand and waves restaurant and bar at velsao beach ,will get all the varieties to eat and is near by and is the only restaurant at the beach and is enough as we can get everything to fill tummy.

I believe we were the first European visitors to this villa and therefore the in house staff didn’t quite understand that we didn’t need waiting on hand and foot as I think they had been used to with other guests. They were however very friendly and obliging, and once they realised we were very low maintenance they were quite unobtrusive, although always available. The villa, the gardens and pool were kept very clean and our host Rohit was very proactive and always available on social media. We could honestly find nothing to fault with this property, and will more than likely book it again next winter.

The place is a little hard to locate but it is tranquil. An old Portuguese style house with excellent rooms, good natural light and ventilation.

Diksha is a perfect host. Very friendly, helpful and responsive. Apprechiated the stay and can fully recommend.

The secured parking space was a huge plus, and caretaker Sonu was always just a call away. John is a great host, super responsive and ensured our stay was comfortable. The property has all necessary amenities, and the spacious air-conditioned living room was perfect for relaxing. The super clean washroom and balcony with pool view were added bonuses! The location is fantastic, making it easy to explore Goa's beautiful beaches and attractions. One minor suggestion: consider replacing the induction cooktop with a gas stove. As a family, we sometimes needed to cook proper meals quickly. Overall, we highly recommend this property for a comfortable, convenient, and enjoyable stay in Goa. The host's exceptional hospitality makes this property truly stand out! We can't wait to come back and stay here again!

A great, clean and hygiene place to say. We had gone for a business trip and our requirements were taken care like internet etc. Very close to beach, the privacy of the property and good and supporting staff made the experience very comfortable with full of joy. My parents had a wonderful stay at Mr. D’Souza’s place! The home was clean, comfortable, and exactly as described. The host was incredibly hospitable, responsive, and made sure everything was perfect for their visit. They truly felt at home. Highly recommend this place to anyone looking for a great stay! We went with kids including infants and wanted a home away from home. And Radha’s place was it. Villa was clean and kitchen stocked. Every item was accessible at the right place. With instructions printed and pasted for electronic devices. Caretaker lochan deserves special mention, he was responsive. At check in he made sure AC was on, so we went into a cool home. And also helped throughout the stay. Pool is clean and beach is walking distance. If you want a quiet place this it. Their adjacent resort has a restaurant and playground for kids. Only itch is that it’s a bit away from grocery stores/restaurants etc. so make sure you have a handy bike/car.

I stayed at this amazing place for three nights and absolutely loved it! The property was spotless, beautifully maintained, and looked exactly like the photos. Everything was just as described, which made our stay super comfortable and hassle-free. The host was incredibly warm and welcoming, always ready to help with a smile. She also gave us some fantastic local recommendations that really added to our experience. The location is another big plus—it’s just a short walk to the serene Zalor Beach, which was perfect for morning strolls and relaxing sunsets. Overall, a fantastic stay and I’d highly recommend it to anyone visiting the area!

Exactly as described and Stanley could not have been more helpful and supportive on our first trip to India. From booking taxis and exchanging currency to recommending activities and local restaurants. The rooms are clean , tidy and all have a/c. We felt this accommodation was ideal for our trip as it provided a base point from which we could explore the region and try out lots of local restaurants as well as being close to the beach and shacks for those well deserved beach days..

Our stay was nothing short of magical ! Nestled just 20 meters from the beach, this charming retreat offers direct access through a private gate, making every sunrise and sunset feel even more special. The warm hospitality of Vikram and Ram made our experience truly delightful—they were always ready to assist with a friendly smile. Freeda’s thoughtful recommendations for nearby shacks and shops added a wonderful touch to our trip. She was always in touch and went out of her way to accommodate us an option for late check-out as our flight was at night. If you’re seeking tranquility by the shore, this is the perfect haven. Would surely come back soon. P.S. people living in other cottages are very friendly!

The area where the home is located might seem shabby but its a 2 min walk to Anjuna and the house looked exactly how it's described in the pictures. Gaurav is very helpful, he is very to quick to respond. The living area is a bit small but if you have your friends, you can adjust. We were there just for a night so we don't cook anything. But very helpful people in the area for food and commute.
