We loved the apartment! Very clean, good value for money and as described. It was perfect for our little family, 2 separate bedrooms from the common room, so perfect for baby and toodler naps! ;) Clear, warm communication with the host, easy check in. Well-equipped apartment, comfortable beds, quiet neighborhood. The only hitch is the location, it's in a developing area of Tulum, so there aren't many shops/restaurants within walking distance, we had to take the car every time, and the roads are full of holes. But all in all, we had an excellent stay.

We cannot say enough positive things about Rancho San Eric, Hui & Stefan, and their staff! The space was more beautiful than described or what can be shown in photos. The studio was also spacious and very private. The property is very quiet, but close to restaurants, bars, etc. With a 1yr old it met all of our needs as far as relaxed family time, and also getting out and enjoying great meals, drinks and activities. Hui & Stefan accommodated multiple special requests, and were just so warm and sincere in making our stay special. The studio was incredibly clean and well appointed, steps from the beach! Literal steps, with chairs and shade for the studio guests only. We loved it, and will be grateful to go back!

Cristina saved the day and got us in quickly as we had to leave a different property. This place was absolutely perfect, very cute, loved the boho decor. Such a great time , the rooftop pool was everything!

We really enjoyed our stay at Marianna’s air bnb! It’s in a great location. Walking distance to downtown and a lot of amazing restaurants are very close by. About a 20 minute bike ride to the beach. There are lots of places to rent bicycles. The room is exactly what it looks like in the pictures. Some previous reviews said that there is a restaurant in the air bnb building, and that they serve drinks/snacks by the pool, but that’s not the case. Lots close by though! And you’re allowed to bring your own drinks to the pool. There is a very well equipped superstore across the street where you can get everything that you need. The pools are very beautiful, but need a little maintenance. The tiny tiles are coming off and leave a lot of sediment. The gym is very tiny and does not have a lot to work with. The staff are very friendly and helpful! Overall we had a really nice stay!

El alojamiento es precioso y muy cómodo, tanto el departamento como los espacios de uso común. Las vistas también. La playa fue difícil de disfrutar por las rocas y el sargazo, pero está cerca del coral lo que permite hacer snorkel y ver muchos peces. Hay que tener en cuenta que la ubicación es muy alejada del centro y otras zonas turísiticas, por lo que sí o sí es necesario un automóvil para realizar actividades fuera del alojamiento (salvo un cenote que queda cerca y se puede ir caminando). De todas formas eso estuvo aclarado desde el primer momento, lo que nos permitió preverlo y por eso fuimos en dos autos, por lo que no tuvimos ningún inconveniente para visitar otros puntos de Tulum. Hermosa experiencia.

This was a great spot to spend the night in Tulum. It wasn’t right in the heart of things (more in the area currently being built up), but still a pretty easy walk for us to some really good restaurants. Liz was very communicative and helped me to navigate how to get there and gave advice on things to do the next day and how to get to those things which was much appreciated. For us it was the perfect spot to spend a relaxing night in Tulum.

We had a great stay at Sebastian’s and Jessica’s place . It’s quite a ways from Akumal so a car or Scooter definitely helps although Colectivos stop right at the highway. Both were very responsive when ever we had questions or needed anything . I loved the large balcony we had , beautiful to just sit and enjoy the jungle view . We definitely enjoyed our time there and in akumal.

La verdad el lugar estaba muy bien equipado, todo lo necesario para una buena estancia: COCINA: -Bien equipada (practicamente lo necesario para cocinar lo que sea) -Limpia (nada de suciedad) -Con las herramientas necesarias para poder limpiar en caso de derramar o encuaciar algo. BAÑO -Con todo el kit de limpieza basico, no necesitas llevar nada mas que tu esponja de baño, y cremas especiales en caso de usar. -Limpio, amplio y bonito. HABITACION -Cama amplia, comoda y limpia. -El clima es funcional y enfria bien todo el cuarto. Oswaldo es muy amable y se acerca a solucionar cualquier cosa que le pidas. Volveria, aunque para moverte del lugar si o si debes de ir con carro, yo rente un carro con Hertz y lo pase muy comodo. Mi fecha de la visita fue en enero del 2025.

Our family vacation at Cascadas is unforgettable. The beautiful location with the constant sounds of waves, lovely villa with so many great views especially the sunrises seen from every bedroom. Our family of 6 adults and 3 kids (ages 4,7 & 10) had lots to do exploring the area on golf cart and short walk to the beach. Armando & Andrea cooked 4 dinners for us and absolutely delicious!! They are lovely people and prepared continental breakfast each morning. The comp massages were amazing. Crystal and Lisa were our therapists and were professional and skilled, enjoyed the outdoor experience with sounds of waves & birds. Definitely recommend La Buena Vita for happy hour, Turtle Cafe is adorable & delicious food. Snorkeling at YalKu lagoon is definitely worth doing. We took the Collectivo and it was safe & cheap when visiting Atkun Chen cenyote. The food is also great across the bridge in Town of Akumal. Great tacos! So much to see and do - would love to return some day!!!

What a wonderful week we just spent at Balam Ek! We truly did not want to leave. The house is centrally located in Akumal, within easy walking distance of La Buena Vida, a small convenience store, La Lunita, and the Jungle Cafe. Everything was sparkling clean and well-maintained by Leticia and Roberto, and the rooms were comfortable. The views were unbeatable, and the house was well-equipped with towels and kitchen equipment. Sun rises were especially beautiful here! If you want a sandy beach, this is not the house for you. We don’t mind an iron shore, and we swam in the ocean daily right in front of the house. Just make sure you bring water shoes because the volcanic rock is too sharp for bare feet. We would not hesitate to stay at Balam Ek again. Highly recommend!

Beautiful house in a nice neighbourhood in Tulum. We stayed with out 18 month old and felt very safe walking around the area, even at night. Nice restaurants nearby all within walking distance. The house itself was even better than the pictures. Rooms were spacious and clean and the house is in great condition, It was lovely sitting outside in the morning listening to the birds and wildlife in the lovely pool area. The house felt very safe, it has a large fence going around the property although we never felt like we needed it. The pool had a shallow kids area which was great for out 18 month old to play in or for us to sunbathe in while staying cool. I've stayed in a few AirBnB's before and this one is up there with the best. Only one downside was some of the establishments nearby can be a little noisy with their music playing late but it didn't bother us that much, the air con noise drowned it out. We thoroughly enjoyed our stay at this house and would love to stay here again.

Un séjour parfait du début à la fin ! Dès notre arrivée, nous avons été accueillis chaleureusement par Mathis, qui nous a offert un service exceptionnel. L’hôtel est situé dans une baie magnifique avec une plage de sable blanc et une eau chaude et calme, parfaite pour le snorkeling. L’établissement met gratuitement à disposition des kayaks, paddle boards et kits de snorkeling, ce qui nous a permis de profiter pleinement de la mer. Les petits-déjeuners inclus étaient délicieux avec des fruits frais, jus pressés et cafés espressos. Un grand merci à Bernie pour son service attentionné tout au long du séjour. La chambre était impeccable : propre, élégante et confortable. Mathis a été d’une aide précieuse en organisant nos activités, taxis et recommandations de restaurants et visites. Il nous a même filmés avec son drone ! Un service 5 étoiles dans un cadre idyllique. Nous reviendrons sans hésiter !

We had a wonderful stay in Akumal. We were a group of 5 adults and 3 kids (infant, 3,6) and the place was well set up for our group. The beach was beautiful and so accessible right out the back door, the pool was perfect for the kids, and the outdoor space was so comfortable and inviting. The neighborhood was peaceful and relaxed. There was a portable crib available for the baby. We had chef Carlos come for a few breakfasts and dinners and the food was amazing-such a treat. We visited Akumal Natura Rescue, the Tulum ruins, and Yax-kin cenote, all wonderful and close by. Would highly recommend this place.

First, I would like to express my gratitude for the level of help Mac gave to, two very old, technically challenged travelers. It was dark and rainy, and we were travel weary. Mac stayed on the phone with us until we reached his amazing Airbnb. I have been renting beach houses for 15 years and this place by far was the most impressive place yet. We had several tours planned, and we truly did not want to leave paradise to explore Tulum, but we did. The area is not only historically and culturally rich, but has everything you can expect from a tropical beach environment. Also, a big thank you to Edwin and his lovely wife who were great neighbors, we only saw them when we needed them ☺️ Jim and Dawn

Absolutely spectacular. Traveling with two couples and two teenagers and we had plenty of space to spread out. Lots of privacy and tons of lounging opportunities. The beach was fantastic, there’s so much outdoor space in sun and shade. We had all the doors open for fresh air and waves crashing. The beds were so comfortable, the kitchen was wonderful for cooking. The little plunge pool was pristine and refreshing and a perfect size. I truly cannot say enough good stuff about this home. It was the most luxurious vacation. Neighborhood is safe and quiet and walking distance to so many activities and restaurants. Our favorite food was definitely in the Puebla but the beach bar two minutes away was perfect spot to start the night. Be sure to bring water shoes because it will make snorkeling off the front porch more comfortable. The hosts helped us arrange transportation and airport transfers and were available for any questions we had. An incredible week we did not want to end! Thank you!

This house was a fantasy. Incredible attention to detail, interesting architecture and interiors and an extremely comfortable atmosphere inside and out. The views are sounds and friendly staff make this place even better. I will be booking again when I can.

The first thing that hits you is the panoramic view of the ocean and waves ceashing on the natural rocky shore. The space itself is clean, artful and has everything you need to cook meals. The bed and linens are extremely comfortable and having 2 toilets is nice. Its quiet aside from the sounds of ocean waves and local birds. You are in walking distance to the city center of Akumal and a lagoon that has amazing snorkling for a fair price. If you are adventurous you can hike the rocky coast to the left and enter the ocean to snorkle in the lagoon where it is always more calm than the ocean. There is not a thing i can say wasnt 100% awesome about this site. There is also a sandy beach up the street if thats what you are looking for. Everyone we encountered here was very friendly. I highly recommend this if you want a place to snorkel away from the crowds, or just a beautiful ocean view.

We really liked our stay at this place. Just be aware that you live in an evolving area. Also you need a bicycle/scooter or car to get around. The size of the flat isn't that big but totally OK for two people. The little balcony with the hammock is nice to chill in the evening or when you want to have a smoke. Also the little pool on the rooftop is good for a cool down after the gym in the morning. If I come back to Tulum I will definitely come back to this place!

We stayed for a week at Jackie's place and had such an amazing time hanging out on the beach, snorkeling, walking to the beach bar, and more. The apartment was perfect and we have no complaints. As a group of friends we didn't mind the open concept, but just a note that the bathrooms in each bedroom do not have a door that you can shut. She had snorkel gear for us, towels, clean water, and all the kitchen appliances you could need. There was a blow dryer, hair straightener, griddle, blender, tupperware, air fryer, etc. There was daily housekeeping available, but we talked to the cleaner and asked for every other day. We also left a tip for her work. The location is perfect with an amazing view of the bay and walking distance from Yal Ku snorkeling, many restaurants, and Akumal bay. Jackie was very responsive and helpful before our trip giving us tips for transportation, things to do, and answering all our questions. We are a group of 5 college girls and felt extremely safe.

Estuvimos súper cómodos en este alojamiento, buena comunicación y atención desde el principio, viajamos con 10 integrantes y todos pudimos disfrutarlo, excelente lugar para descansar y disfrutar de la alberca, el alojamiento está en una muy buena ubicación, sin duda regresaremos!

Miguel’s condo was absolutely exceptional!!! Beach access through the beach club was extremely easy and the beach area was amazing!!! Snorkeling was magical with all the beautiful sea life! Everything was clean, the beds were extremely comfortable and we felt like we were the only ones there! We would without hesitation book again with Miguel!!

We absolutely fell in love with this space, and Akumal. The jungle setting and view was stunning. We enjoyed walking across the street to the beach, playing in the waves and searching the tide pools for treasures and creatures. The kids loved the pool time, (all the pools). Casey thought of absolutely everything one would need to make a relaxing fun vacation with a well stocked and fully equipped condo. From beach chairs, and water socks, to snorkel gear. My personal favorite was the coffee bar and well stocked kitchen. We enjoyed making meals and grilling out in the common area while the kids enjoyed more pool time. Lastly, beds and linens. Absolute heaven. I’m going to be thinking about that bed for a long time. Thank you Casey for helping make our family vacation memorable and all your fantastic suggestions.

Beautiful ocean view! Wake up to the sunrise, waves crashing in on the rocks, it’s stunning. The condo has beautiful tile decor, comfortable beds and kitchen is well-equipped, drinking water supplied. Amazing place! (Wifi is not good if that’s important). When we arrived, the power was out. JP greeted us and the team kindly helped us with our bags, apologizing for the inconvenience. They got the fridge working but we did not have use of power for approx 24 hours which made the beginning of our stay tricky. *We did not ask for nor receive any compensation for the inconvenience.* Our kids loved the pool. Although it was the middle of the day we received some odd looks and comments about how loud our kids were from other residents. We did not find free beach access near the Airbnb, just rocky areas and private property. We had beach and pool access at nearby restaurant/bar La Buena Vida which we enjoyed. We also enjoyed Lol•Ha Snack Bar and free beach access at Akumal Bay.

This place was a jungle oasis in a secure complex in Aldea Zama (10 mins drive to the downtown center, 10 mins drive to the beach zone/clubs & a 25 min drive to Akumal Bay to swim with the sea turtles)! Looks like the photos (although the pool does need to be cleaned often of leaves), and it was gorgeously decorated, well maintained, clean and very spacious for two people (the beds were extremely comfortable. The front patio was very spacious, relaxing & private and the pool was very refreshing when the sun came out. The small back patio off of the bedroom was nice to sit on in the morning as well. If you are a light sleeper, bring ear plugs as the birds start quite early and are loud, but it is to be expected in a tropical paradise. The location was great (7/11 and some shops and places to eat were across the street from the entry gate and more cafe's/smoothie bars/restaurants were a 10 min walk down the street) but you do need a car /atv/scooter to get around for sure.
