great location, super quiet. could use more heating in the winter (bathroom & shower cold), but would totally stay again!

Casa davvero molto bella, con spazi anche piuttosto ampi rispetto allo standard, ideale per 5-6 persone. Cucina dotata di tutto il necessario, molto bello anche il servizio di piatti. Due bagni belli e funzionali, compresa anche lavatrice utile per soggiorno più lunghi. Temperatura e climatizzazione delle stanze perfetta, presente anche riscaldamento a pavimento. Abbiamo avuto un problema con riscaldamento di uno dei due bagni, rapidamente risolto pure essendo nel periodo di capodanno. Materassi futon molto comodi. Casa un po’ difficile da raggiungere con taxi perché autista non ha seguito le indicazioni stampateci dall’ufficio check-in ma ha seguito GoogleMaps (che dà indicazioni sbagliate! Attenzione!). Abbastanza vicina a Gion, ma bisogna camminare un po’ prima di arrivare nel cuore del quartiere. Kombini Lawson comodo vicino per fare la spesa. Akiko sempre disponibile e gentilissima, ci ha supportato in ogni momento.

Very comfortable for 3 of us. It is within 15-25 mins walk to most attractions partly on narrow roads. Taxis can conveniently stop right outside the apt. The apt has easy-to-use amenities eg washer cum dryer, relaxing round bath tub, 2 toilets and 2 bathrooms, well-lit rooms on 2nd floor with comfortable floor mattresses. Little space downstairs if you have many big suitcases as stairways can be narrow to move them to second floor.

What a great place - nice location close to 2 train stations and konbinis. Everything you could possibly need inside, comfy beds and the spa bath is awesome after a long day trekking around the city! The host is so friendly and responsive too. If we are ever lucky enough to be back in Osaka we would definitely stay again!

We enjoyed our stay in Kyoto and found the location very convenient to Kyoto station. It was nice to have a self contained house vs apartment and nice to have a separate bedroom for the kids. The bath and tub were a definite stand out, loved soaking in the tub after a long day of sightseeing. As others have noted, the bathroom is downstairs along with tatami bedroom, but we got used to going downstairs when needed. The stairs are relatively steep and shallow so anyone with limited mobility would be challenged. But it worked great for our family and allowed for some privacy across the bedrooms. It was also great to have a washer and dryer. Definitely recommend for those staying in Kyoto and planning to use the trains often. The mall across and within Kyoto station are also easily accessible for shopping and convenient meal options. Enjoy!

가족여행으로 선택한 곳인데 편하게 잘 보내다 왔습니다. 집 주변 환경은 그닥인데 그것을 제외하고는 집도 깨끗하고 친절하게 설명도 잘 해주고 만족했습니다. 후기가 많이 없어서 걱정했었는데 소개된 그대로 모습이어서 좋았습니다. 그리고 물의 수압이 쎄서 좋았습니다. 주의할 점은 집안 내부에 계단이 경사가 심합니다.

Finding the place was ok I passed the road at first, there is a huge parking driveway but narrow roads to get to the home. I rented a 7 passenger van and was able to drive to the house with a spotter. Once we got there it was super easy to get in. Host was very helpful and responded quickly. There were bikes we were able to use and a baby stroller. There is a laundry machine with soap provided. The bathrooms had amenities. There were plenty of dishes. There is a button on the wall to turn on the hot water. There is a bathroom on the bottom floor and 2nd. Overall this was a super great experience especially for the price!

Yanbin’s place was perfect. The location worked very well for all the things we wanted to do in Kyoto. The home was clean and had lots of traditional Japanese elements which we enjoyed. It was also well equipped. We were very comfortable and had everything we needed. We were able to do laundry which is very helpful when you have been living out of a suitcase for several days. Yanbin was very helpful with parking and restaurant recommendations. We would definitely stay here again and highly recommend it.

Takeshi’s place was a wonderful treat for our time in Kyoto. It was very comfortable, beautiful architecture and a peaceful atmosphere. The outdoor bath was so relaxing after big days of walking around and exploring Kyoto. Takeshi was a helpful host who offered suggestions and felt available in case we needed assistance.

What we loved the most was proximity to Shinsekai and walking distance to Dotonbori. Beds were comfy and contrary to other posts we did not experience much noise. It was nice to have a lounge area and a washer/dryer combo. My mum left her kindle behind and Vivian kindly had it posted to our next hotel. We would gladly stay again. The only thing to call out would be the steep staircase, which may be challenging for someone less mobile.

Very nice place with clean and hot tub including place! Drinks, gifts, and quick communications are great to feel welcome at place.

As a group of 6 adults, we stayed in this beautiful, clean home in April 2025. Everyone was impressed with how high end and comfortable everything was. Even better than the pictures! Appliances were high end and there were wonderful small details such as fresh flowers. I recommend making toast in the Balmuda toaster (add a spoonful of water in the receptacle to first steam the bread). The kitchen has everything you could want. Located a 5 minute walk from the KH line with easy access to Nishiki Market, Gion, Fushimi Inari, and Kyoto station. We were sad to leave. Not a cheap accomodation but worth the money and would consider again if travelling with a group!

Great deal for those with large groups visiting Osaka! The Castle is very spacious and clean in both the individual rooms and the shared spaces, we had 11 people and there was still plenty of space. The location is in a quiet neighborhood but still within a 10/15 min walk to two metro stations that can take you anywhere you’re going in the city. There are also many shops and restaurants within walking distance, including a 7/11 right around the corner! Overall great experience at this location.

We stayed 10 days at the villa to be able to explore the city and its surrounding areas at our pace (we have 2 kids and a baby). We really enjoyed the space and its amenities (the bath is amazing!). The host is very friendly and responsive, he even got us a coffee machine after we asked (I’m sure other guests will appreciate!) and answered all of our questions promptly. The house is in a quiet residential area with grocery stores and convenience stores within short walking distance. I would just make sure to bring an eye mask because the bedrooms are very luminous in the morning. Don’t hesitate to book!
