When deciding whether to become a Host on Airbnb in Italy, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws.

There are four requirements for the Veneto region that are applicable, whether you are a professional Host or an individual, to tourist rentals with contracts not exceeding 30 days—Structural requirements, notification of accommodation to be used as a tourist rental, Regional Identification Code (CIR), and reporting tourist data. Structural requirements

Before starting, you must make sure that your property has:

  • The structural, health, and hygiene requirements laid down for houses for private use
  • The safety and health conditions of buildings and installed systems required by current legislation

Notification of accommodation to be used as a tourist rental

You must notify the General Register Office of the region, the department responsible for tourism, regarding the accommodation to be used for the tourist rental.

To complete the notification, follow these steps:

  1. Enter your email address here, and you will receive a rental form (modulo locazioni) to fill out on Ross 1000 (the region recommends using Google Chrome).
  2. If you are a natural person, save the communication in PDF format or print it and send it with your identity document to the competent municipality. If you are a company, save the communication in PDF format or print it and send it to the competent One-stop Business Advisory Center (Sportello Unico della Attività Produttive aka SUAP), via impresainungiorno.gov.it.

Please note that you can also use Ross 1000 to notify any changes related to:

  1. the periods for which you intend to rent your property
  2. the number of rooms and beds in your property

Regional Identification Code (CIR)

Ross 1000 automatically assigns a Regional Identification Code (Codice Identificativo Regionale or CIR) to your accommodation.

No later than 30 days after the registration in requirement 1, you must:

  • Use the CIR in all communication for the promotion of your accommodation, including via platform
  • Display the CIR on a plaque affixed to the outside of the building and on the entrance door of your accommodation (the region recommends using a white plaque with a rectangular shape, with a length of 10 cm and height of 3 cm). In the upper part of the plaque, indicate “tourist rental” (“locazione turistica”)
  • Otherwise, display the CIR on the button panel at the external entrance door of the building. In this case, the CIR should be displayed in a legible size, without the note “tourist rental.”

Reporting tourist data

In order to meet statistical requirements, you must report to the Region the tourist flows, via Ross 1000 by logging in with SPID (Sistema Pubblico di Identità Digitale) or CIE (Carta d’Identità Elettronica).

Report the tourist flows no later than the 5th day of the month following the recording.

    Difference between tourist rentals and other extra-hotel facilities

    Please note that a tourist rental is different from extra-hotel facilities (ex: holiday homes and apartments (CAVs) or guesthouses, etc.) for which regional legislation provides several other obligations.

    Note: If you fail on the above obligations, you may incur an administrative fine.
