When deciding whether to become an Airbnb host, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws. Actions a Host needs to take

  • Apply for your short-term accommodation (STA) licence, if you need help completing the steps, you can visit the Municipality’s short-term accommodation guidebook
  • Once your application has been reviewed, staff will arrange an inspection before issuing your licence
  • Once you’ve obtained a licence, you’ll need to update your listing to include the registration number
  • It’s important to note that licences are valid for a period of one (1) year from the date of issue and you’ll need to renew annually

Short-term rental regulations

  • The Municipality of Northern Bruce Peninsula requires all operators of STA rentals to obtain a short-term accommodation licence; monthly rentals (those of 30 or more consecutive days) do not require a licence.
  • Operators of short-term rental properties must obtain a short-term accommodation licence; STAs operating without a licence will risk incurring a penalty of $900 CAD plus additional fines. Learn more.

Payment

The total cost for a licence depends on the type of licence applied for, ranging from $500 CAD to $1500 CAD per year, plus an additional cost for a property inspection. 

Renewals

You’ll need to renew your licence annually and pay the appropriate fee. 

Taxes

Providers of transient accommodation must collect and remit Municipal Accomodation Tax (“MAT”) on applicable stays. Information detailing the MAT, including the rate and filing cadence, can be found on the Municipality’s website.

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
