Update your availability settings
Airbnb’s availability settings make it easy to control when and how guests book your place. You’ll find them in your calendar.
Availability settings and pricing tools often work together. If you want to use certain tools, like offering monthly discounts, you may have to change your availability, like allowing longer stays.
Adjusting your trip lengths
Changing your trip lengths can open your calendar and help your listing appear in more search results. Make sure your minimum and maximum trip lengths follow local rules and regulations.
- Minimum nights: Lowering your minimum trip length appeals to guests booking short stays and helps fill gaps in your calendar. You have the option to customize your trip minimum by day of the week.
- Maximum nights: Increasing your maximum trip length helps attract guests booking longer stays, which reduces turnovers. You can also allow requests for stays that are longer than your maximum. You’ll be able to review and approve these requests.
- Custom trip length: Adding a custom trip length that’s shorter than your minimum trip length for certain dates can help you fill gaps in your calendar.
Managing your availability
How much notice do you need between a guest’s booking and their arrival? How far in advance do you want to let guests book? Set your availability to get bookings that work for you. Nights will automatically be available based on the settings you choose. You won’t need to manually adjust your calendar.
- Advance notice: Choose either same day, at least 1 day, at least 2 days, at least 3 days, or at least 7 days. You have the option to also allow requests for the same day, but you’ll be able to review and approve these requests.
- Same day advance notice: If you allow guests to book on the same day, you set the cut-off time after which they can no longer book. Select any hour between 6:00 AM and 12:00 AM.
- Preparation time: Choose how many nights you need to block off before and after each reservation. The options are none, 1 night before and after each reservation, and 2 nights before and after each reservation.
- Availability window: Extending your availability lets guests book further ahead and helps your listing appear in more search results. Choose between 3 months, 6 months, 9 months, 12 months, and 24 months from today’s date.
- More availability settings: You have the option to prevent guests from checking in or out on certain days of the week. This blocks your calendar from arrivals and departures if you know you’re always unavailable on those days. You can select multiple days of the week but not every day, as that would prevent guests from being able to book your place.
Connecting your calendars
Syncing all your hosting calendars helps prevent multiple guests from booking on the same dates. This two-way connection automatically updates both calendars when a night is booked. To connect your calendars:
- Add the provided Airbnb calendar link to the other website.
- Get a link ending in .ics from the other website and add it to your Airbnb calendar.
